What is a Community
Land Trust?
A community land trust (CLT) is a community-driven organization that buys and manages land to keep it affordable for residents. Think of it as a group effort to make sure people have a place to live without worrying about skyrocketing housing prices. In a CLT, the community owns the land, while individuals own their homes, paying a small fee to lease the land. This setup helps keep housing costs stable and ensures that homes remain affordable for future generations.
The idea of community land trusts started during the civil rights movement in the 1960s. Civil rights activists wanted to help African American families, especially farmers in the South, secure land and housing. They founded the first CLT, New Communities Inc., in Georgia in 1969. This grassroots effort was led by visionaries like Charles Sherrod and Slater King from the Southern Christian Leadership Conference. Today, CLTs are used in many communities to promote fair and sustainable housing solutions, keeping neighborhoods strong and inclusive.
How it Works
1. MEMBERS RULE:
Indianapolis Community Land Trust (Indy CLT) is a member-led organization. Community members serve on and elect our board of directors, which is made up of ⅓ CLT residents, ⅓ general members and ⅓ supporting members.
2. BUILDING COMMUNITY WEALTH:
One of Indy CLT’s goal is to create opportunities for Black, Brown and low-income Indy residents who are locked out of the housing market. The Indy CLT helps homebuyers buy a home, have long-term stability and build equity.
3. COMBATING GENTRIFICATION:
In reciprocity, CLT residents agree to pass this opportunity on to another low-income family should they choose to sell their home (or they can also pass it down through inheritance).
